Daycare Centre Holtzendorffstraße

A hybrid-construction daycare centre with an envelope made of prefabricated timber frame elements and a reinforced concrete supporting structure.

Project description

Holtzendorffstraße embodies the typical image of a suburban residential street, which meets Tegernseer Landstraße at its western end. The former beer garden of the Forstwirt, a former restaurant, is rather lavish for a 3-group facility with a total of 62 children aged 0–6. A characteristic feature of the property is the existing tall trees in the garden area.

Due to the limited space available and the extensive room layout, a gabled building facing the street was proposed. In order to give the structure its own character appropriate to its use and to interpret the traditional design of gabled houses in a contemporary way, the materiality of the roof is carried over the two eaves-side building façades.

This creates an image that describes the hard protective shell of the building, which conceals the soft, timber-clad gable ends. The archaic form of the building interprets a childlike representation of a house and leads to a high degree of identification.

The construction method is a hybrid of solid construction and timber construction. The entire basement as well as the ceilings and load-bearing walls on the ground floor and upper floor were constructed using reinforced concrete. The entire building envelope, i.e. the exterior walls and roof, were constructed using prefabricated timber frame construction. The structural differences can be seen and felt on and in the building thanks to the varied use of materials and surfaces. The exterior and interior appearance of the building is characterised by the materiality of the wood. The façade consists of open, profiled, naturally glazed spruce wood cladding.

The energy concept consists of a compact volume with a highly insulated shell and a system technology made from renewable materials. Heating and hot water are provided by a heat pump. Solar radiation is also utilised with a PV system.
